The most valuable houses in the vicinity of Budapest
According to vg.hu, there are great differences between the specific prices of family houses in certain settlements of Pest County’s agglomeration.
The specific prices of houses sold in the cities of the agglomeration vary between 65 thousand and 330 thousand forints in quite a wide range. The highest prices are connected to the north-western part of the agglomeration, more specifically to the popular cities of the Budakeszi, Pilisvörösvár, Szentendre districts like Budakeszi, Üröm, Solymár and Budakalász.
In the settlements mentioned above, prices are around 290-330 thousand forints/square metre based on the data of Otthon Centrum. This means that they are 50-100 thousand more than in the outer districts of Pest, but are still less than the prices in the neighbouring Buda districts. The lowest prices can be found in the south-eastern part of the agglomeration, in Nagykörös, Kiskunlacháza, Pilis and Albertirsa with 65-100 thousand forints/square metre.
Going outwards on the same main road, you’ll most likely experience a decreasing tendency in prices. So in the western gate of the capital city, there’s a 30 thousand forint difference between the average prices of Budaörs and Biatorbágy, while the rate of decrease is around 30-40 thousand forints in the south-eastern sector of the agglomeration with Vecsés, Monor and Cegléd. The tendency is similar in the northern direction with the difference that Vác and Gödöllő count as significant economic centres.
Most transactions of the last time didn’t happen in the most expensive settlements or the ones with the best transport opportunities. Projected on population, most sales were recorded in Dunakeszi, Szigetszentmiklós and Vác, where the number of transactions/1000 dwellers corresponded with the Budapest average, in other words, 10. A few settlements with less than 1000 dwellers and higher prices in some cases, like Remeteszőlős or Délegyháza, were also popular.
Based on transaction data, less popular settlements included Pilisvörösvár, Törökbálint, Tárnok and Tura, where the number of sales/1000 dwellers was around 3 or less.
