The biggest extremes from the Hungarian rental property market
The high season of the Hungarian rental property market started on Thursday when the Educational Authority announced that 75,748 people have been admitted for the next academic year starting in September. Now, they are going to start to search for real estate to rent.
According to novekedes.hu, Hungary is the country of extremes considering the rental property market. At the moment, the cheapest is a flat in Hajdú-Bihar County for HUF 20 thousand (EUR 60) per month, but you can rent an apartment in Dunaújváros for HUF 40 thousand (EUR 120) per month. In Budapest, the cheapest apartment is in the 15th district. It is 23 square metres and costs HUF 60 thousand (EUR 180) per month.
The most expensive apartment in Hungary is in Rose Hill, in Budapest, and you can rent it for HUF 5.4 million (EUR 15,000) per month.
On Ingatlan.com, there are currently 18 thousand advertisements. Thus, freshmen, their families, and foreign students can choose from a lot of options. However, prices have skyrocketed in the last few years almost everywhere in the country.
The cheapest rentable Hungarian real estate is currently in Darvas (Hajdú-Bihar County).
It is a 100-square-metre house in the ownership of the local government, and it costs HUF 20 thousand per month (EUR 60). The closest city is Debrecen, but you have to travel there for 2 hours, so it is probably not the best choice for a freshman.
The cheapest flat in Dunaújváros, where the landlord expects a university student to move in, costs HUF 40 thousand (EUR 120) per month. In return for the money, the future tenant receives a 60-square-metre flat with two bedrooms.
In Budapest, there are approximately 1,000 flats for under HUF 100 thousand (EUR 300) per month.
The cheapest is in the 15th district, as written above. The smallest flat is on Blaha Lujza Square. It costs HUF 65 thousand per month (EUR 180), for which you receive a 9-square-metre flat.
On the other side of the Danube, the smallest rentable flat is 10 square metres and costs HUF 85 thousand (EUR 235) per month.

the most expensive rentable real estate in Hungary is a family house in Rose Hill, in Budapest.
It is 1,900 square metres, has ten rooms, and costs EUR 15 thousand per month. Even if you rent only one room, you would have to pay more than HUF 0.5 million (EUR 1,388) per month.
On the top, there is a castle in the 2nd district. There are 26 rooms and two separate houses. You can rent it for HUF 4 million (EUR 11,100) per month, and you can even buy it for HUF 4 billion (EUR 11.1 million).

I rented a smart flat in a smart building in a smart part of Budapest to a female student a while ago. Never again. She broke the 12 month contract after 6 months and had the check to want her deposit back (she did not get it) and left the place filthy. I then told the agent, no more students, ever.
I think you were fortunate. At least she didn’t completely trash the place.
