The number of burglaries in Budapest – MAP

In the last three years, the number of burglaries in the surrounding of new housing areas has been constantly declining which has also contributed to the great rise in prices of flats, Index.hu reported.

According to Index.hu, prices have climbed up mainly in the districts where crime statistics have improved. Yet, it is not true in itself that the higher the prices are in a district the lower the number of crimes per capita are, because it is rather the type of the crime which determines the prices.

In the Inner City, in the 7th district – which has developed to a party centre – prices are becoming higher despite that in the Inner City, the number of crimes per capita is higher than the average. In this district, urban vandalism, robberies are more frequent than burglaries. Also, flats are sold on purpose of investment, and not for families wishing for calmness.

The Buda districts have been leading the burglary top list in Budapest for years (except for the 1st district). Although the number of criminal cases in each Buda district has declined by 30-50% in recent years, the crime rate is still high in proportion to the number of inhabitants. In the 11. district, which has been leading the burglary top list since 2014, there were 561 burglaries in 2014. By 2016, they fell back to 288. At the same time, the price of one square meter has risen from €1208 to €1711, Index.hu says.

Lead analyst of Otthonterkep.hu told Index.hu that the number of new blocks of flats with closed territories and residential parks had been rising in recent years. Many of them have security service, and are equipped with cameras, just like the territories where new constructions have been taking place. Safety triggers higher housing prices.

Still, the number of burglaries in the Inner City was high as compared to the number of inhabitants. In 2016, the criminal cases continued to grow, while the average price of €1657 of 2014 has climbed up to €2779. Further increase in price is to be expected in the district due to constructions and renovations which also attract burglars, the analyst told Index.hu.

Special attention has to be paid for the Corvin District where developments have been taking place for more than ten years: thousands of new blocks of flats, office buildings and malls of hundreds of square metres are being built, hotels are being renovated, Index.hu reports. The number of burglaries declined to the one-fifth in the last three years, and the number of car thefts have also reduced to one-tenth. In the last ten years, almost 40% of the inhabitants changed, still, despite the declining numbers of robberies and vandalism, the number of burglaries and car thefts is still high compared to the number of inhabitants. The average prices of €667 of 2012 climbed up to €1424 by 2016.

Index.hu was told that, in case the renovations continue, the range of modern flats further increase, resulting in the marginalization of the poor, and in the attraction of new investors.
