Shocking! Rental prices in Budapest rose 20 pc in only one year
Rental prices in Hungary’s capital, Budapest, continued to increase even in June. Compared to 2021 June, the rise is more than 20 percent.
According to Index.hu, the average rental price for real estate in Budapest reached HUF 173,000 (EUR 427) per month in June. Based on the data of a social rental website, people could follow price increases thanks to the growing wages. In Budapest, for example, people look for apartments for an average of HUF 166,000 (410 EUR) per month. That is a 23 percent increase compared to last June.
However, experts say that the double-digit inflation and the national bank’s raised benchmark base rate will cause
fewer investors to put their money in the real estate sector.
As a result, there will be fewer apartments offered for rent. That means the rental prices will go up, so the difference between the subtenants’ offers and the tenants’ expectations will grow. Therefore, the tension between the two sides will also rise.

Greed & Exploitation – this forum has been extensively used over the past 12 – 15 months – of this practice, that is muchly directed at Landlords.
The on-going annoyance of this greed & exploitation, is the meeting of normal hard working Hungarians, who pay there taxes, but in rental costs of there accomadation, numbers married, wife and siblings – that continue to be blantantly ABUSED – by these un-justifiable Rental cost increases.
The pains we all are enduring living in Hungary at this time, which, the Zenith, of whats still to challenge us as a country – this PAIN – should be equally shared by ALL – from what-ever “Station in Life” we come.
Governments are appointed to SERVE the People – in the BEST Interest of People.
WHY is not this present Government of Hungary, that “veils” it-self behind Democracy, but it FACT – governs in a Dictatorial idea & philosophy – why are they CONTINUEING – to allow, these acts of greed & exploitation, go on in civilian life in Hungary ???
Govern – for the PEOPLE – in the BEST Interests of the People and these DARKENED times we live in Hungary – the “Plunging” economic & financial economy, the role of Government – its SPLEEN & Strength – should be needs to be directed at – what and how best – we SERVE the people, the country of Hungary.
I think that we should have a Price-Cap on rentals too.
Anonymous – not within the REALMS of Possibility, the way the present Government continue to Dictate over the people of Hungary.
The Government have – continue to create the POWER – there way or no way.
A “Price-Cap” on rentals, could be difficult for them, for the sole reason, high proportion of them, one could imagine, are titled landlords or have “Invested” interests in the Rental property market.
Fidesz – the Government, let it not be FORGOTTEN – us First, and the “rest” – the left overs.
greed and exploitation ?? the only worthly comparaison is with pre-pandemic (2019) market price !
as a landlord, i lost instantatly 22% in rent with 6 months without any revenue. No one blamed on this.
I’m just back today (2022) to this pre-pandemic values ! this newspaper article is just like page 3 of SUN.
Salaries increases, maintenance increases (and this trend starts in 2018).
i agree with you : the burden should equally shared by all, but honestly.
