One of the most modern Budapest office building opens on the Váci út

The final group of tenants have moved into the first phase of Advance Tower, Futureal Group’s new office building on the Váci út office corridor in Budapest, Hungary. The building, designed to support the health and comfort of over 1,400 employees, offers a GLA of 12,000 sqm. The second phase of the development is now structurally complete, handover is expected in the second half of 2019.

The first phase of Advance Tower in Budapest, a development worth a total of EUR 68 million, is now operating at full capacity. Construction of the second phase, with a GLA of almost 8,000 sq m, is also at an advanced stage: Futureal Group has recently celebrated its topping out. Once complete, the office building will offer a total GLA of over 20,000 sq m.

To finance the development of the 8-storey category “A” office building, Futureal Group signed a loan with K&H Bank valued at EUR 34 million.

The glass surfaces of Advance Tower designed by Paulinyi-Reith & Partners Architectural Studio ensure a high proportion of natural light in the offices. The whole building will be equipped with smart solutions and sustainable technologies like intelligent building management, decentralized hot water supply, roof gardens with smart irrigation systems, and low-emission heating-cooling systems.

Both phases of Advance Tower have been awarded BREEAM certificates and the office complex has been designed and will be operated according to the WELL Building Standard™.

Futureal Group is the first European property developer with three projects receiving WELL Platinum Precertification at the same time.

The purpose of the WELL certification is to create office buildings that, in addition to protecting the environment, have a beneficial impact on employees’ health, well-being and comfort. Washington-based International Well Building Institute’s system examines buildings’ impact on the human body, health and wellbeing, rating them based on 7 categories – air, water, opportunities for healthy nourishment, natural light, fitness, comfort and mental freshness.

The ground floor of Advance Tower will also welcome its tenants very soon, including a restaurant and a café in the office building’s lobby.
