New Budapest housing development just 15 minutes from Budapest Airport takes shape: half of the flats already sold!

A large-scale residential project is under construction in one of Budapest’s fastest-transforming urban areas, at the meeting point of Districts IX, X and XIX. The 166-unit Aerogate Homes development is already attracting strong interest: more than half of the apartments in the first phase have been sold, despite the project still being in its early construction stage.
The development is located just 15 minutes from Budapest’s Liszt Ferenc International Airport, offering a strategic position for commuters, frequent travellers and investors alike. Aerogate Homes is delivering the project, while construction is being carried out by EB Hungary Invest Kft, a general contractor with more than 20 years of experience. Architectural plans were prepared by Bord Építész Stúdió, known for its modern, clean-lined designs and emphasis on long-term value.
Construction progressing on schedule, half of the flats already sold
Work on the first phase began in June 2025. According to project manager Gábor Pandur, cited by Magyar Építők, around 60 per cent of the 155 apartments in the initial building block have already been purchased. Earthworks, foundations, base slabs and the parking structure have been completed, with structural construction continuing shortly, apart from a brief seasonal pause.
The handover of the first phase is expected in early 2027, while the second phase is scheduled to launch in spring 2026. This staggered approach allows the two phases to progress partly in parallel, accelerating the overall development timeline.
Excellent transport connections
One of the project’s key strengths is its location. Both Budapest city centre and the airport can be reached in around 15 minutes, while metro, tram and bus stops are located within 50 metres of the site. Major road connections, including the M0 ring road and the M5 motorway, are also easily accessible.
The development is classified as a brownfield regeneration project, which allows private buyers to reclaim 5 per cent VAT — a notable financial incentive in Hungary’s current housing market.

Energy-efficient homes designed for modern living
All apartments will carry an A+ energy rating, featuring heat pump systems, large glass surfaces and well-proportioned layouts. Each unit includes a balcony, terrace or private garden connection. Interior designs prioritise comfort and practicality, with open-plan living spaces, underfloor heating, modern bathrooms and optional finishes available to buyers.
Careful material selection and detailed technical planning aim to ensure long-term durability, positioning Aerogate Homes as a development intended to remain functional and desirable for generations.

Community-focused residential environment
Beyond private apartments, the project also places emphasis on shared and service-oriented spaces.
