Incomprehensible differences in flat prices in Hungary

Panel flats continue to enjoy steady popularity across Hungary’s housing market, offering a broad price range that reflects both location and demand.

According to the latest data from Ingatlan.com, the country’s leading property listing site, panel apartments can cost anywhere from under HUF 10 million to well over HUF 100 million — a striking fortyfold difference between the cheapest and most expensive homes.
In a recent statement shared with the MTI, Ingatlan.com highlighted that panel flats remain a favourite choice among first-time buyers thanks to their generally more affordable prices. Out of more than 54,000 apartments currently for sale nationwide, approximately 7,300 are panel properties, meaning every seventh listing belongs to this category.
Panel flats are a cheaper alternative
The report also noted that in Budapest and major regional cities, panels are typically around 25% cheaper than their brick-built counterparts, which has significantly boosted their appeal in recent months.
At the top end of the price range, a Békásmegyer panel flat in Budapest currently holds the title of Hungary’s most expensive, with a price tag of HUF 155 million. Other high-end listings include properties in Gazdagrét, Óbuda, and the city’s 8th district, all priced well above HUF 100 million.
At the opposite end of the market, the cheapest panel apartment can be found in Salgótarján, where a listing priced at just HUF 4 million is currently available. Even within the capital, significant variations exist: the lowest-priced panel flat in Budapest is listed at HUF 39.9 million, underlining the growing price disparities across the country’s housing market.
