Renting a flat in Budapest will cost you an arm and leg!

According to statistics, in September, the average price of renting a flat in the Hungarian capital was 160,000 HUF (460 EUR). This means that from last year, rent prices increased by 7%.

Index reported that the demand for rented flats in Budapest stagnated in the past few months but kept its popularity. Moreover, renting is still more popular and frequent than buying an actual estate in the capital.

The number of available flats for sale has decreased since June because there are only a few people who would like to turn this business and buying an actual flat into investments. As a result, the increase in the price of flats for sale stopped for a while, but the market of flats for rent still has its prime because many people move to Budapest for more available jobs and better salaries.

There are only two cities in Hungary where the price of flats for rent decreased: Sopron in Győr-Moson-Sopron County (110,000 HUF / 320 EUR) and Szolnok in Jász-Nagykun-Szolnok County (90,000 HUF / 280 EUR).

This equals an average of 8–10% decrease.

On the other hand, in Miskolc, prices increased by 14% up to 80,000 HUF (230 EUR). Besides Budapest, the most expensive places are Győr (Győr-Moson-Sopron County), Székesfehérvár (Fejér County), and Veszprém (Veszprém County).

The cheapest ones are Dunaújváros (Pest County), Kaposvár (Somogy County), and Nyíregyháza (Szabolcs-Szatmár-Bereg County).

By the end of this summer, the average square metre price of new flats reached 900,000 HUF (2,700 EUR) in the Hungarian capital. The most expensive district is still the fifth, while in the twenty-third, people can still find flats at reasonable prices.
