Renovations

Despite the scarcity of large-scale shopping mall developments, the focus in Hungary’s retail sector has shifted towards renovating and optimising existing spaces. As reported earlier this year, Indotek Group is spearheading two major redevelopment projects: Duna Plaza in Budapest, which will temporarily close for renovation and reopen in 2028 with an expanded 50,000-square-metre space, and Alba Plaza, which follows a similar timeline. Meanwhile, after years of planning, the Fórum Debrecen project is also making progress. However, Budapest will also see a brand-new addition to its retail landscape this year, the much-anticipated Zenit Corso. This new shopping centre in Budapest, located in Zugló, spans 11,000 square metres and is set to open its doors later this year.

As VG writes, Zenit Corso is set to open in the fourth quarter of 2025, becoming the newest shopping centre in Budapest, located at Bosnyák Square in Zugló. Spanning 11,000 square metres, this retail destination is part of a larger urban development that also includes office and residential spaces. Developed by Bayer Construct Group, the project aims to revitalise the district, offering a mix of premium shops, restaurants, and essential services.

Improved accessibility in the area

Zugló, the fourth most populous district in Budapest with over 118,000 residents, will benefit from Zenit Corso’s addition as a community hub. Beyond retail and dining options, the project will also improve accessibility in the area. The new shopping centre in Budapest will feature a two-level underground car park with 530 spaces, ensuring convenient access for visitors arriving by car. Additionally, the surrounding infrastructure will be upgraded. Road network improvements and new pedestrian pathways designed will make the area more accessible and attractive. Public transport connections will also be enhanced, ensuring Zenit Corso becomes a well-integrated part of the district.

Major residential development on its way

While the shopping centre in Budapest is nearing completion, Bayer Construct is also advancing its large-scale residential project, Kincsem, in District 10. Situated near Örs vezér Square, this modern development will feature 1,385 apartments across five blocks, catering to everyone’s needs, from young professionals to families. The project includes major infrastructure upgrades, such as new roads, utility networks, and green spaces, ensuring a well-connected and liveable environment.

Due to its excellent location, Kincsem residents will be only an arm’s length away from Árkád shopping centre, Sugár, and IKEA providing retail and leisure options. Nearby markets, gyms, and sports facilities will further enhance the quality of life. Public transportation, including metro, tram and bus lines also ensures easy connectivity to the rest of the city.
