A sprawling Trump-branded development in Transylvania has formally appeared in an official U.S. financial disclosure, confirming for the first time that the project has moved beyond speculation and into documented international business interests. At the same time, Romanian officials are advancing a separate, highly symbolic “America-themed” park project in Bucharest inspired by Donald Trump’s legacy and U.S.–Romanian relations.

Cluj mega-project officially listed in Trump declaration

The 2026 wealth declaration of U.S. President Donald Trump includes the planned Cluj-Napoca luxury real estate development, marking the first time the project has appeared in an official American government document, media9.ro reports. According to the disclosure, the Trump Organisation holds two agreements related to the Romanian development: a brand licensing deal and a hotel management contract.

The project is being developed through US-based entities including DT Marks Cluj LLC and DT Cluj Hotel Manager LLC, in partnership with Romanian developer SDC, led by Ștefan Berciu.

Luxury district planned near Cluj airport

The planned complex, reportedly branded as Trump International Cluj-Napoca, would be located in the Szamosfalva district, around five minutes from Cluj-Napoca International Airport. According to project details, the development would span roughly 200 hectares and include:

  • around 1,850 residential units
  • a 30-storey tower with hotel rooms and apartments
  • a luxury shopping and commercial centre
  • a 18-hole golf course designed for both leisure and professional events
  • additional educational and service facilities

The project is also reported to be linked to the redevelopment of the former Transylvania Smart City area, although final planning details remain unclear. Earlier reporting, including coverage referenced by TransTelex, highlighted concerns about the site’s proximity to industrial and socially disadvantaged neighbourhoods.

Romania doubles down: Trump-themed America park in Bucharest

In a separate development, Bucharest authorities have unveiled plans for a large-scale themed attraction inspired by the United States and Donald Trump. District 4 mayor Daniel Băluță announced the project on Independence Day, describing it as a space celebrating friendship, shared values, and international cooperation. The planned park would reportedly feature:

  • miniature White House replica
  • stylised versions of Las Vegas and Hollywood
  • a NASA-inspired playground
  • monster truck attractions and interactive exhibits

Officials say construction could begin as early as late August. The project has also drawn attention from international political figures, including U.S. special envoy Paolo Zampolli, who publicly shared renderings and praised the symbolic partnership between the two countries.
