The average value of residential property transactions in Budapest’s most expensive district was more than HUF 100 million (approximately EUR 275,000) higher than in one of the capital’s cheapest areas in the third quarter of 2026, according to data from OTP Ingatlanpont. The figures also point to cooling demand in the capital, while family houses continue to dominate property sales in several parts of rural Hungary.
In Budapest, the average transaction value across the districts stood at HUF 73.7 million. District V, which covers the historic city centre, recorded the highest figure at HUF 150.2 million. It was followed by District XXII at HUF 119 million, District II at HUF 88 million and District XII at HUF 87 million.
At the other end of the scale, the average transaction value in District XIX was just HUF 42.8 million. Districts XVII, XXI and VII also recorded relatively low averages, at around HUF 50–51 million.
Budapest property market shows signs of cooling
The high prices appear to be increasingly testing buyers’ budgets. The number of property sales in Budapest fell by nearly 17% in the third quarter compared with the previous quarter, according to OTP Ingatlanpont.
Dezső Varga, the company’s Budapest regional director, said buyers were becoming more selective and paying closer attention to the relationship between price, location and the condition of a property.
Smaller, well-maintained flats priced between HUF 40 million and HUF 70 million remain attractive to many buyers. In Buda, larger properties suitable for families continue to find customers, provided they offer a good layout and are appropriately priced.

Family houses dominate rural property sales
The picture is different outside the capital, where family houses account for a substantial share of transactions.
In Southern Transdanubia, nearly 90% of property sales involved family houses. Buyers in the region are particularly interested in more affordable homes, including properties priced below HUF 10 million, although well-maintained houses in higher price categories also attract demand.
In North-Eastern Hungary and the Southern Great Plain, family houses accounted for 74% of transactions in both regions. The average floor area of the family houses sold was 95 square metres.
Meanwhile, the Balaton region continues to attract buyers in the premium segment, with developments around Balatonfüred and Veszprém catering to demand for higher-quality properties in sought-after locations.

Affordability increasingly shapes buying decisions
According to OTP Ingatlanpont’s regional experts, affordability, technical condition and realistic pricing have become increasingly important across Hungary.
Buyers are also paying closer attention to renovation and maintenance costs, as well as whether they can secure suitable financing. The figures suggest that the Hungarian property market is far from uniform, with substantial differences between Budapest districts, rural areas and popular tourist destinations.
