Most analyses of house prices typically cover a larger area. However, this time, we are looking at the most expensive streets in Budapest, the Hungarian capital.

Housing Market Research

In compiling this article, portfolio.hu used data from the Hungarian Central Statistical Office (KSH). It is important to note that only streets where at least three sales have taken place in a year are included. Since the sales for the year 2022 have not yet been fully received by the Central Statistical Office, we use the data for the year 2021.

Some parts of the Hungarian capital have topped the Budapest housing price lists for many years, even decades. These include District V in the city centre and Districts I, II and XII on the Buda side.

  • The Hungarian housing market has not been this weak in 10 years

Some very expensive properties are also popping up in districts XI and VI. Sometimes, the average price of a district or sub-district is distorted by the higher housing prices of many new-build projects, for example in the Hungarian capital’s IX district.

The most expensive street in Budapest

Even within each district, there may be streets where prices are higher and which are more popular with home buyers for some reason. This may be due to public transport, the reputation of the area, the panorama or the quantity and quality of shops available nearby.

The 10 most expensive streets are all from traditionally expensive neighbourhoods. Three are from District I, 2-2 are from Districts III and V, and 1-1 are from Districts XII, XI and II. The three most expensive streets all had a price per square metre of over HUF 2 million (EUR 5041). Even in the 10th ranked street, the average was close to HUF 1.5 million (EUR 3781).

  4. Virányos road (XII.)
  5. Remetehegyi road (III.)
  6. Csalán road (II.)
  7. Dísz square (I.)
  8. Gombócz Zoltán street (XI.)
  9. Dorottya street (V.)
  10. Úri street (I.)
